What is the "Development Code"?
Mariposa County Title 17- Zoning Ordinance and Title 16 - Subdivision Ordinance make up the crux of the “Development Code"
What does the Development Code do?
The Development Code is intended to carry out the policies of the Mariposa County General Plan. More specifically, as follows:
Provide standards for the orderly development of the County and continue a stable pattern of land uses;
Conserve and protect the historical integrity and character of the County's historic communities and neighborhoods;
Maintain and protect the value of property;
Ensure the provision of adequate and properly maintained open space for light, air, rural character, small town character, quality of life, agricultural preservation and fire safety;
Promote the economic stability of existing land uses that conform to the General Plan and protect them from intrusions by inharmonious or harmful land uses;
Permit the development of residential, office, commercial, mixed-use, industrial, and transportation-related land uses in compliance with the General Plan to strengthen the County's economic base; and
Ensure compatibility between land uses.
Why is the Development Code being updated?
1.Achieve General Plan consistency
2.Create a contemporary Zoning and Subdivision Ordinance that is easier to use and implement
3.Reflect changes in State law (e.g., housing, signs, wireless)
4.Improve and fix things in the code to:
Clarify procedures and codify polices
Improved organization and cross referencing
Implement direction from Board of Supervisors and Planning Commission
The Development Code update project is a part of the implementation of the County General Plan. The Board of Supervisors approved a General Plan Strategic Implementation Plan in 2018 that prioritized in Tasks 1.5 and 1.6. which are the Mariposa County Zoning Ordinance (Title 17) and Subdivision Ordinance (Title 16) updates.

****The Planning Commission is considering excerpts throughout the Draft Development Code Workshop process and those relevant versions are included in each Workshop agenda packet. No adoption of text is a part of the Workshops, therefore, the full version is available at the link below. At a future date the final draft full version of the Development Code will be included in the Planning Commission agenda packets. It is intended that would occur at their January 24, 2025 Planning Commission meeting. Please check back here for updates.
