The Historic Design Review Overlay (HDRO) Zone was established to help preserve the unique historic character of the towns of Mariposa and Coulterville. The HDRO primarily applies to the downtown areas Coulterville and Mariposa (see the links to maps and applicable regulations below). The HDRO requires that any exterior changes or improvements conform to the standards of HDRO, which requires a project review and approval through the submittal of a Historic Design Review Application to the Planning Department. The standards of the HDRO also apply to historically significant sites and structures throughout Mariposa County. The Design Review Overlay (DRO) is a zone that applies to the Mariposa and Coulterville Town Planning Areas, therefore the standards of DRO also apply to projects within the HDRO.
Why is HDRO Important?
Mariposa County’s historic charm is a vital part of the community’s identity, drawing visitors, supporting local businesses, and preserving the rich history of the area. The HDRO unifies the appearance of Mariposa County’s historic districts and keeps Mariposa County's historical landmarks safe.
Does HDRO apply to your property?
Take a closer look at the maps using the maps linked below or check the zoning for your property using the Mariposa County Zoning Lookup Tool.
What do you have to do if your property is in the HDRO and you are planning a project?
Historic Paint Color Guidance
Mariposa County Code Section 17.336.060 states that the "base color for buildings (largest building surface) should generally be light colors in warm tones. Trim may be brighter or darker colors to compliment architectural features." The Kelly-Moore Paints Historic Lifestyles of the West" pamphlet (PDF) has been used to guide applicants in choosing colors that are compatible with the HDRO. However, as of January 2024, Kelly-Moore Paints has ceased operations. Therefore the Planning Director and HSRPC will accept paint colors from any vendor so long as they closely match the guidance provided in the document linked above.
